The last sold listing, a New Reynard on Conservation, was put under contract November 17′th just went to settlement January 30, 2010. It was listed for $555,000 and they got a full price offer… Yeah! The hiughest price sale in a good long while. There’s another New Reynard that’s just been listed but this one’s in Orange Hunt Estates West.
As I’m sure you remember, there was a lot of sales activity from 2001 through 2005 but at the end of 2005 the market stopped or better stated, the market started it’s return to normalcy. I notice trends and there is one that really jumps out at me every time a home is listed. There’s always a different REALTOR involved.
In Orange Hunt Estates in 2006, there were 17 sales. In 2008 there were 18 sales and so far in 2009 there are 18 sales. With very few exceptions, every home sold was listed with different real estate agents. In real estate slang, that means that no one “owns the neighborhood” or that there is no one REALTOR that does most of the business and there has not been one of those for many years. I decided that since I have a love of Orange Hunt Estates, including Orange Hunt Square and the Townes of Orange Hunt, that I would become that agent. I am the Neighborhood Specialist for our community! I’m an Orange Hunt resident, I have belonged to Fox Hunt Swim Club and now belong to Cottontail Swim Club, I walk my dogs down Reservation and around Game Lord or take them across the street to South Run Park. I know the neighborhood both personally and professionally. I’m very familiar with every model and I look at real estate statistics in Orange Hunt every single day. To properly price your home, it needs to be compared to other models just like yours. Other factors that could affect price would be condition, additions, improvements, lot size and the location of the home.

There are 930 Single Family Homes in Orange Hunt Estates. I have many of the original brochures and they’re in pretty good shape. If you have better versions, please share them with me. I picked the New Reynard to display because I live in one!
The part of Orange Hunt I live is Orange Hunt Estates West and it’s near Sangster and Orange Hunt Square. Models in Orange Hunt Square include the Belmont, the Charlestown, the Arlington and the Derby
There are 130 townhomes in Orange Hunt Square.
Single family rentals over the last year have all rented for about $2,000/month except for one low one at $1,750 and one high one at $2,500
